Flat Fee Services
Many clients begin with a smaller flat-fee service before committing to a full architectural project.
If you later hire us for full architectural services, these early studies become a valuable foundation for the design process.
We currently offer three flat-fee services:
Pre-Design Consultation — $450
Site Feasibility Study — $1,250
Mid-Design Redline (Second Opinion Architect) — $450
Pre-Design Consultation
During this on-site meeting we discuss your goals, budget, schedule, and property. I explain the typical design and construction process, answer your questions, and help you understand whether your project is feasible.
After our meeting, you'll receive a brief written summary with my recommendations, observations, and preliminary thoughts on your project's potential, along with general construction cost guidance. This gives you a clearer understanding of your options before making a larger investment.
Fee = $450
Site Feasibility Study
For projects where site constraints are likely to influence the design, I offer a more comprehensive feasibility study.
In addition to everything included in the Pre-Design Consultation, you'll receive a preliminary site analysis showing approximate topography, vegetation, zoning considerations, setbacks, critical areas, and other factors that may affect the project. (This is a planning document and is not a legal land survey.)
This study helps identify opportunities and constraints early, allowing you to make informed decisions before beginning design.
Fee = $1,250
Mid-Design Redline
Already working with another architect, designer, builder, or drafting service? Sometimes it helps to have an independent architect review the design before moving forward.
Send me your current drawings, and I will review them with fresh eyes. I will provide marked-up drawings ("redlines") along with written comments highlighting opportunities to improve the design, functionality, livability, construction efficiency, or long-term value.
This service is not intended to replace your current design professional. Instead, it provides an experienced second opinion that you can discuss with your architect or builder before making important decisions.
